Mezzanine Floor Building Regulations and Compliance

Ensuring Safe, Compliant Mezzanine Installations Across the UK.

Adding a mezzanine floor is one of the smartest ways to expand your space — but it’s not just about steel and decking. Every mezzanine installation must meet strict building regulations to ensure safety, structural integrity, and fire protection. We can manage the full compliance process for you, from design to final approval, ensuring that every mezzanine floor we install is fully certified, CE-marked, and built to the latest UK and Scottish standards.

Whether you’re in England, Wales or Scotland, we ensure your project is delivered smoothly, legally, and with absolute peace of mind.

Core Projects

Do Mezzanine Floors Need Building Approval?

Yes — mezzanine floors require formal building approval.

In England & Wales: A mezzanine installation requires Building Regulations approval to ensure structural safety, fire safety, and accessibility.

In Scotland: A mezzanine always requires a Building Warrant, approved before work begins, under the Scottish Building Standards.

Important:
Even if planning permission is not needed (which is often the case for internal mezzanines), you must still obtain approval under Building Regulations or the Building Warrant system.

Key Compliance Areas for Mezzanine Floors

We design and install mezzanine floors that comply with every essential regulation:

Structural Design (Safety and Load Capacity)
All mezzanine floors must safely support the loads imposed by people, equipment, stock or office furniture.
We provide full calculations in line with Eurocodes (EN 1991, EN 1993) and British Standards.
Steelwork is CE-marked and fabricated to EN 1090 standards.

Core Projects

Fire Safety

Protecting life safety is a top priority in every design:

Fire Resistance

Larger or publicly used mezzanines require 1-hour fire resistance to the structure, including protected ceilings and column casings.

Means of Escape

Safe, compliant staircases, clear travel distances, and (where needed) multiple escape routes.

Fire Detection

Integration with the building’s fire alarm system and provision of emergency lighting.

Sprinklers and Smoke Control

Installed where required based on the fire risk assessment and local authority requirements.

Small industrial mezzanines used for storage may, in certain conditions, be exempt from fire protection — we advise you individually based on use, size and occupancy.

Core Projects

Accessibility & Disabled Access

Staircases

Built to ambulant disabled standards — correct rise, going, width, handrails and tactile indicators.

Lift Access

Provided where reasonably practicable for mezzanines used by the public or as regular workspaces.

DDA Compliance

Designs take into account obligations under the Equality Act 2010 for non-discriminatory access.

Regulatory Documentation and Approval

In England & Wales, we can handle Building Regulation applications via Local Authority Building Control or an Approved Inspector.
In Scotland, we used trusted professionals to prepare and submit Building Warrant applications for approval by the local authority.
Full technical packs: structural calculations, fire strategies, access plans, and method statements as needed.
