The spoke of works on this project was to turn an empty warehouse space into a comfortable modern office and storage facility creating a Scottish hub for our customer, a leading AV integrator. The Challenge
The project came with a tight timeline as the client had to vacate a smaller local office by a set date, making it crucial to complete the fit-out promptly. Compounding the time pressure was the imminent delivery of stock from suppliers, meaning the storage area had to be fully operational by the time the stock arrived.
Another significant challenge was ensuring that the allocation of space for storage, office work, and the assembly/build area was appropriately balanced for both current operations and future growth. This required careful planning and consultation with the client to understand their long-term goals and how the space would evolve over time.
The Solution
Bright, Welcoming Reception Area
One of the key goals of this project was to create a warm, inviting reception area that reflects the company’s brand identity. We achieved this by using glass partitioning to allow natural light to flood the space, creating a bright and airy atmosphere. The reception is finished in the company’s distinctive colours, reinforcing its brand from the moment visitors walk through the door.
‘Build Room’ for Efficient Operations
To facilitate the assembly of AV solutions, we designed a dedicated ‘build room’ at the rear of the warehouse. This new space streamlines the workflow, ensuring that the assembly, testing, and shipment processes are more efficient.
Modern, Open-Plan Office for Collaboration
The open-plan office area was created with collaboration and productivity in mind. We installed new windows to maximise natural light, fostering a healthier and more engaging working environment. Additionally, the new toilet and storage area was finished with a feature wall, giving the space a modern, polished look. A kitchen and collaborative area were also incorporated into the office space, providing employees with a comfortable place to relax and engage.
Comprehensive Electrical and Plumbing Work
The project required extensive electrical and plumbing work to ensure all functional and safety standards were met. Our team installed a fully integrated electrical system and modern plumbing solutions, delivering a turnkey fit-out that was ready for immediate use upon completion.
Optimised Storage Solutions
In the main warehouse, we installed a pallet racking systems to enhance inventory management and streamline the distribution of products. Safety was also a priority: we added an anti-collapse mesh to the rear of the racking system to create a safe pedestrian passageway to the office area. To further enhance security, a mesh cage was installed around the roller shutter door, providing additional protection during deliveries.
Implementation:
To ensure the design complied with local building regulations, we engaged the services of a trusted architect. The architect not only helped refine the design to adhere to local building controls but also took responsibility for completing the building warrant. Throughout the process, they liaised closely with the local authority, securing approval before construction commenced.
Safety and compliance were paramount throughout the project. We adhered to all CDM (Construction Design and Management) regulations and followed HSE (Health and Safety Executive) guidelines from the initial site setup to daily check-ins and the final handover. Our meticulous approach ensured that every stage of the project met the highest safety standards.
